'questions to ask' in your search! 

 

While this article is focused on finding the best real estate agent to sell a home, most of the principles would apply to finding the best real estate agent to purchase a home!

 

 

I would like to give a huge shout out to all of the Great Real Estate Agents and Brokerages in Owen Sound!  The Owen Sound Grey Bruce real estate market has changed pretty drastically over the past couple of years, and for the most part, the local Realtors have adapted extremely well, and have produced some incredible results!  

 

 

 

Availability & Communication 

 

In the aggressive real estate market (a sellers market) that we are experiencing, if you intend on having great success, it is absolutely vital that your real estate agent is both readily available, and has great communication skills. 

 

 

Question #1 - Are you a full-time or a part-time real estate agent?

 

Real Estate can be a very challenging career.  For many, if they've had a slow season, they may need to work another job to make ends meet.  On one hand, you may feel obligated to work with a particular real estate agent.  On the other hand, you would like to realize the greatest return on your investment. 

 

If you find yourself in this situation, speak with the agent and express your concerns.  Perhaps they may be willing to co-list your property with another agent in their office! 

 

 

Question #2 - Are you planning any time off, or a vacation in the near future? 

 

We all need a break!  Sometimes it's a short break (a wedding) or other times it may be extended (vacation, or maternity leave).  Some Realtors may have a cottage or trailer up the North Bruce Peninsula that they like to frequent on weekends in the summer, while others may be part of the Owen Sound Soccer Club.  Perhaps your Realtor has a boat at the Georgian Bay Marina and fishes in the Salmon Spectacular all week in September!

 

Knowing your Realtor's general schedule is completely YOUR business.  Don't hesitate to ask!  If 'the best real estate agent in Owen Sound' is planning some time off, perhaps you might want to wait until they return before listing your home for sale!  

 

 

Question #3 - Why did it take you so long to return my call? 

 

If you have to ask this question, chances are this is NOT the best real estate agent for the job!   However, it is important to be realistic.  

 

The best real estate agent won't be distracted with their devices during showings and appointments so they may turn their phone on silent. 

 

The best test is to leave a message for them, or to email them.  

 

If you leave a message for a Realtor during business hours, you should expect a reply from them that same day.  There are very few exceptions to this rule, since any excuse is potentially an excuse that will resurface and that will affect the sale of your home!

 

Ex.  I forgot - Will you forget to respond to a lead on my home?  I was so busy - Will you be too busy to show my house?

A SINGLE BLURRY PHOTO ON MLS® WILL GET YOUR HOME SOLD! 

 

However, a property marketed properly (say that 5 times as fast as you can!) could easily equate to thousands and even tens of thousands of dollars more in your pocket! 

 

DO NOT overlook these questions when seeking the best real estate agent to sell your home:   

 

Question #4 - Will you hire a professional photographer for my listing?

 

Most home buyers will begin their search online.  With a growing number of buyers coming from the GTA, this is especially true for the Owen Sound real estate market!  Professional photography should rank up there as one of the most important questions when searching for the best real estate agent in Owen Sound!  How your listing photos look online are vital to generating the most interest! 

 

Question #5 - Do you offer Home Staging Services?

 

A Staged Home + Professional Photography = THE BEST RESULTS!  Staging a home to live in VS staging a home to sell can often times be different.  Having your home staged can make a significant impact on how well your home photographs, how well it shows in person, and ultimately how much you receive for your property!

 

Your real estate agent may offer complimentary home staging services, or you may seek out the staging services from another professional.

Question #6 - What other ways would you market my property?

 

There are a number of great ways that your home may be marketed for maximum exposure and results.  Whether it is canvassing the neighbourhood with flyers, hosting open houses or utilizing social media, you should be both comfortable and confident that your home will be marketed to reach the maximum amount of buyers!  The best real estate agents should have a comprehensive marketing plan to sell your home!

Experience 

 

Each and every Realtor in Owen Sound is licensed and has formal, and continuing educational requirements to sell real estate.  We are all mandated to carry insurance through our governing body, The Real Estate Council of Ontario (RECO).  

 

The unfortunate reality is, without ongoing, practical, hands on experience, agents may begin too become dull with their real estate skills.  Be sure that your real estate agent is both confident and competent to represent you with the sale of your home or property.

 

Question #7 - How long have you been selling real estate?  

Question #8 - Do you have a verifiable support structure?

 

I put these two questions together for a good reason.  Years in business is certainly a good indicator, but it shouldn't take precedence over the above stated points.  A brand new real estate agent could meet all of the listed criteria, and if they can show you that they will be guided and mentored by their Broker of Record, or another experienced team member, then you can have confidence that the job will get done right!

 

Question #9 Can you briefly explain the common contracts that I'll be using to sell my home?  

 

Ex.  Working With A Realtor, Listing Agreement, Agreement of Purchase and Sale, and the Confirmation of Cooperation and Representation.  

 

If you are interviewing a couple of Realtors, ask them to go through one or two of the documents mentioned above.  Realtors often summarize them, which is fine, but the best real estate agent should systematically go through each section of the contract giving you a clear summary on each section.

 

We're in a contract business, and a Realtor who overlooks the details in the initial contracts may overlook the details in a multiple offer situation. 

 

This can be a costly mistake!
